The Benefits of Park Home Living
When considering a move to a park home, most people focus on the affordability, community feel, and scenic locations. However, there are several lesser-known advantages that make park home living an even more attractive option. Here are some of the unique financial, practical, and lifestyle benefits of choosing a park home.
1. Lower Council Tax Bands
Park homes are generally assessed at lower council tax bands, usually Band A or B which is currently charged at £1,422.11 & £1,659.12 annually at 2025/26. This translates to lower annual council tax payments compared to traditional brick-and-mortar homes in the same area, making everyday living more affordable.
2. No Stamp Duty When Purchasing a Park Home
One of the major financial advantages of buying a park home is that you do not have to pay Stamp Duty Land Tax (SDLT). Since park homes are considered movable property and are typically situated on leased land, they are exempt from this tax, potentially saving buyers thousands of pounds compared to purchasing a traditional house.

3.Care and Home Funding
One of the biggest concerns for homeowners is whether they will have to sell their property to fund care home fees. In Scotland, park home residents, as other eligible individuals, are entitled to free personal care as required. The value of a park home can be considered as part of a persons capital in considering care home fees.
4. Inheritance Tax When Selling a Park Home
The value of a park home is part of an estate and can count towards inheritance tax but some good news from HMRC for Residential Park Home Owners
One of the most common misconceptions amongst residential park home owners is that, because they do not own a conventional "bricks and mortar" house, they cannot benefit from the Residence Nil-Rate Band (RNRB) for Inheritance Tax purposes.
That is not correct.
HM Revenue & Customs (HMRC) has now published guidance confirming that a residential park home may qualify as a dwelling-house for the purposes of this valuable Inheritance Tax relief.
HMRC's Guidance
In its Inheritance Tax Manual (IHTM46030), updated on 7 April 2026, HMRC states:
"Whilst the definition of 'dwelling-house' clearly includes a building of the fixed bricks-and-mortar type of property, where an asset, such as a static caravan or a houseboat, has demonstrably been used as an individual's residence you can accept it as being a dwelling-house for the purposes of the residence nil-rate band. Each case will depend on its facts."
HMRC Inheritance Tax Manual IHTM46030
This represents an important clarification.
A licensed residential park home is legally a form of static caravan or mobile home. Where it has genuinely been used as the owner's only or main residence, HMRC accepts that it may be treated as a dwelling-house for Residence Nil-Rate Band purposes.
